Or that your insurer is declining (quite within their rights) to pay the full value of your claim.<\/p>\n\n\n\n<p>But either can be the very real and damaging consequences of being underinsured.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What is underinsurance?<\/strong><\/h2>\n\n\n\n<p>Underinsurance rears its troublesome head when your level of cover is less than a claim&#8217;s potential total value. The difference between the two means the person or business claiming is out of pocket from the get-go.<\/p>\n\n\n\n<p>So, say you insure your office contents for \u00a340,000 but, after a burglary, it turns out replacing all your kit will cost at least \u00a350,000. You&#8217;re down \u00a310,000 already. Ouch.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Law of averages<\/strong><\/h2>\n\n\n\n<p>Then there\u2019s the \u2018average rule\u2019 insurers use to calculate claims. It applies to some (but not all) property and business interruption policies. And it means if you\u2019re underinsured, they can reduce the amount they pay you by the same proportion you&#8217;re underinsured.<\/p>\n\n\n\n<p>In this case, that\u2019s \u00a340,000 worth of equipment cover minus 20% (\u00a38,000) underinsured, so a total payout of only \u00a332,000\u2026.\u00a318,000 shy of the true replacement cost. Double ouch.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What causes property underinsurance?<\/strong><\/h2>\n\n\n\n<p>Underinsurance can happen when you undervalue the cost of replacing all your kit. Or when you miss something off the list \u2013 like carpets, furniture, fixtures, fittings, or hired equipment.<\/p>\n\n\n\n<p>It can also happen when you value your contents at the price you <em>originally<\/em> paid for them. Remember, your level of cover should be enough to repair or replace <strong>all<\/strong> your equipment if it was wiped out <strong>today<\/strong> \u2013 from your smallest stapler to your most expensive tech. So, sifting through old receipts won\u2019t help.<\/p>\n\n\n\n<p>Better, too, to overestimate how much your stuff&#8217;s worth than find yourself short. If your cover includes stock, you might want wiggle room for seasonal stock increases, like the pre-Christmas rush. Same goes for working out the potential replacement value for any new equipment you buy.<\/p>\n\n\n\n<p>Once you\u2019ve worked out the cost of everything \u2013 and we mean <em>everything<\/em> \u2013 you can choose the most appropriate level of cover for your business. Then you\u2019ll have the best chance of making sure you\u2019re not left underinsured and having to make up the shortfall  if you ever have to claim.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How else can I be underinsured?<\/strong><\/h2>\n\n\n\n<p>Underinsurance goes beyond equipment. In fact, you can be underinsured for <em>any<\/em> type of insurance in terms of simply not having enough cover. But here\u2019s where we see it most often:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><a href=\"https:\/\/www.policybee.co.uk\/commercial-property-insurance\">Buildings\/ Commercial property<\/a>:<\/strong> you only insure a building for its market value, not the re-build cost \u2013 which can be much more. With recent rises in the price of building materials and labour, underinsurance is a big problem here. It\u2019s estimated around <a href=\"https:\/\/www.insurancetimes.co.uk\/news\/nearly-half-of-commercial-properties-remain-underinsured-gallagher\/1453141.article\">46% of UK commercial properties are underinsured<\/a>.<\/li>\n\n\n\n<li><strong><a href=\"https:\/\/www.policybee.co.uk\/professional-indemnity-insurance\" target=\"_blank\" rel=\"noreferrer noopener\">Professional indemnity<\/a> <\/strong>(PI)<strong>:<\/strong> you don&#8217;t have enough cover for the most expensive mistake you could make. Or for if a client sues you for the total value of a failed project \u2013 not just your part in it. You should also account for legal costs. They can run into many \u00a3tens (or even \u00a3hundreds) of thousands if a claim is complicated or drawn out. Here&#8217;s a handy guide to working out <a href=\"https:\/\/www.policybee.co.uk\/blog\/how-much-professional-indemnity-insurance-cover-do-i-need\">how much PI cover you might need<\/a>.<\/li>\n<\/ul>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What next?<\/strong><\/h2>\n\n\n\n<p>Underinsurance can leave you seriously on the back foot. So it&#8217;s important to regularly review your cover and make sure you have enough \u2013 and not always just before your annual renewal. Your circumstances can change considerably in the twelve months between buying insurance and renewing it, and your cover needs to keep pace.<\/p>\n\n\n\n<p>We&#8217;d advise going through your insurance portfolio on a regular basis and taking a realistic view on whether you have enough to allow for a worst-case scenario. Take your time working it out \u2013 better yet, keep a spreadsheet you can keep on updating.<\/p>\n\n\n\n<p>One last tip. If you\u2019re calculating the rebuild cost of a commercial property you own, it\u2019s best to get a surveyor\u2019s quote or speak to your mortgage lender. The Building Cost Information Service (BCIS) has a handy <a href=\"https:\/\/calculator.bcis.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener\">online calculator<\/a>.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A risk not worth taking<\/h2>\n\n\n\n<p>Any pains you take when working out how much cover you should have are worth it.
